Who We Serve

IHFS serves farm working and other very low income families, including over 150 children, that are at the lowest range of the income scale. Our typical family has an income of less than $16,000 a year, and has very little opportunity to find decent, safe and affordable rental housing. Many simply cannot qualify to purchase a house, even those provided by Habitat for Humanity.

There never is enough affordable housing for those served by IHFS. Economic downturns bring affordable housing to a crisis stage as farm workers lose their jobs. IHFS will always be there to help.

Sanders Pines(top)

The Sanders Pines complex is comprised of eight buildings with 5 apartments in each building. A ninth building provides office space and a manager's unit for a total of 41 apartments. Each apartment has a fully equipped kitchen, as well as central air conditioning.

Since 2004 Sanders Pines has undergone major improvements including: new exterior painting, metal roofs, hurricane proof windows, bath and kitchen cabinets, central air conditioning and upgraded electric service.

Timber Ridge(top)

The Timber Ridge complex is located a short walk from Sanders Pines. This development has 34 single family homes each with 3 or 4 bedrooms, a single car garage and central air conditioning.

The homes have been upgraded in the last four years by the installation of new garage doors, hurricane proof windows, cabinets and metal roofs.

These residences provide larger families who have slightly higher incomes more living space. Many of these families have eventually purchased a home, some through Habitat for Humanity.

New Affordable Housing(top)

IHFS through its affiliate, Florida Non-Profit Services, Inc., is developing Esperanza Place, an affordable rental housing project to be built on a 16 acre property located about one mile from Sanders Pines and Timber Ridge. This development will eventually have 176 rental units with a mix of 1, 2 and 3 bedroom residences. It will be built in three phases beginning with construction of 48 units slated for completion in 2010. A community center will be included during the second phase to provide social and educational programs for the residents.

Completion of the project will significantly expand truly affordable housing in the Immokalee area. IHFS has 100% occupancy at Sanders Pines and Timber Ridge. The IHFS approach of providing low-cost rental housing, combined with strong community uplift programs has proven to be successful, and best meets the critical housing needs of farm workers and other low-income families.
